THE MAKE GOOD PROCESS
When you vacate a tenancy, you are generally required to “make good” and return your tenancy back to its original state. Your landlord will issue you with a “Scope of Works” or “Make Good Letter” detailing the requirements of your make good shop strip out.
Upon appointing HM Strip Outs and Defits as your contractor, we will contact your landlord and facilitate the entire process which includes:
- Confirmation that we possess all required permits, documents, insurances to undertake such works.
- Providing the landlord with items such as:
- A Program Of Works detailing what we intend on doing and when
- Job Safety Analysis and Safe Work Method Statement
- Work Cover Certificate
- Public Liability Insurance ($20M)
- Rehabilitation Policy
- CM3 prequalification certification

- Qualified Electricians
- Qualified Plumbers
- Skip Bin and Waste Removal
- Concrete Polishers (Many commercial tenancies will require you to take back your floors to a 30 or 60 grit finish)
- Signage removal, from pylons, windows, and doors
- Handing over the tenancy to the landlord in the required time

Each tenancy and or residential property is different in size and scope. Most of our commercial defits and make good usually taken between 5 to 7 days from start to finish which allows for after-hours works, plastering and painting along with a buffer of time to make good any other items your landlord may like to address.
For residential wall removal or floor removal we can usually have the job done with a few days.
As part of our turn-key internal demolition service, we manage any electrical or plumbing work that needs to be done which is made safe prior to any demolition work being undertaken.
While conducting any internal demolition, we ensure all rubble and waste is removed offsite prior to completion using skip bins or trucks. We also recycle what we can where we can.
